For long-term rentals, we carry out a thorough assessment of credit checks, confirmation of employment and income, references from previous owners and analysis of bank statements.

For short-term rentals, we ask for full payment upfront, a security deposit to cover potential damages, and rigorous identity verification, ensuring the protection of your property.

Legal Peace of Mind

Specializing in the drafting and management of lease agreements, ensuring both legal compliance and the protection of your real estate interests.

Vacation Rental Contract, ideal for short stays of up to two months focused on vacations.

Monthly Rental Agreement (LAU), designed for temporary rentals for specific reasons such as temporary jobs or domestic renovations, with well-defined terms.

Long Term Rental Agreement, which allows rentals of up to five years, giving the owner flexibility to terminate the agreement if he needs the property for personal use.

Protect Your Property

In case of damage, we negotiate amicably with customers to resolve the problem, avoiding conflicts and negative reviews. We inform homeowners of damage, provide estimates for repairs, and give them the option to make replacements or receive financial compensation.

For short term rentals, we use credit cards for security deposits. In long-term rentals, we assist in depositing deposits with the Junta de Andalucía. In monthly rentals, we adjust the deposits according to electricity consumption.

Streamlined Finances

We simplify the rent collection process and manage all payments related to your property. We collect rents owed by tenants and make payments to owners monthly, including the management and deduction of any invoices requested by owners. Owners receive their monthly settlement between the 1st and 5th of each month, with details available on our portal.

Transfers are based on rentals whose departure dates fall within the settled month, accommodating both short and medium-term rentals, and for long-term rentals (1-5 years), owners receive payments directly from the client in their Bank account.

Proactive Cleaning Service

Specialized cleaning service, we prioritize personalization and it is always assigned to the same cleaner who is already familiar with your property. Our service includes pre-cleaning to ensure the property is in perfect condition, especially after weather changes or periods of vacancy. We operate with full cost transparency: owner's post-stay and tenant's pre-stay cleaning is the responsibility of the owner, while final cleaning, including laundry, is the responsibility of the tenant.

We offer professional laundry at €95 per year per room (VAT included) and our rates are competitive and transparent, with no hidden costs. Our team comes equipped with everything needed for effective cleaning and we also offer welcome packs for tenants, adding an extra touch of hospitality.

Assistance with tenant disputes, property acquisition and compliance with local regulations, including vacation rental restrictions and registrations with local authorities and the Junta de Andalucía.

In addition, we offer tax consulting to optimize your assets and income situation, guaranteeing compliance with tax legislation. In cases of legal disputes, we provide mediation and legal representation to resolve conflicts efficiently and amicably, reducing stress and financial burden.

Linens and towels will always be clean and fresh, ensuring that tenants always have access to clean, professionally laundered linens. Our laundry is equipped with industrial quality machinery and detergents, guaranteeing a high level of cleanliness.

In addition, we offer cleaning of other items such as pillows, cushion covers and curtains. We collaborate closely with trusted laundry companies to guarantee the safety and quality of each garment, with a carefully monitored washing process to maintain a constant quality standard and avoid losses.
